Any significant defects are noted in the summary and recommendations on rectification are included in the report. This report gives the purchaser detailed knowledge of the condition of the building structure.

As well as the above building inspection, the Consultant also conducts an inspection in accordance with AS 4349.3- 1998 and AS 3660 to determine the presence of wood destroying insects such as termites (white ants) and borers and also wood decaying fungi.

Termites can cause enormous structural damage in very short periods of time therefore it is recommended that a timber pest inspection is conducted.

The report contains information on past and present damage and infestation, precautionary measures to adopt and risk management. Most Building & Timber Pest Reports are between 23-28 pages, depending on what we find.

Our reports provide extensive information on the type of construction and its adequacy. Various Australian Standards may be referenced if required.

Special emphasis is put on the inspection of the roof framing timbers and fixings, waterproofing of wet areas, tiling and imperfections and defects that should be rectified prior to your taking possession of the property.

Our report also provides relevant information for the new home owner. One obvious area is the changes to termite systems to concrete floors brought about by the banning of organochloride termiticides in 1995.

This ban brought about substantial changes to slab design and set new requirements for external paving and landscaping.
